Making an offer

After looking at numerous properties, there are few things better than finding your perfect home. But finding a home that you love is just the beginning of the home buying process. The financial and contractual side of buying a home can be stressful and time consuming. When you are ready to make an offer on a home, it is highly recommended that you work with your real estate agent. A written home purchase offer is a complicated document that contains many different pieces of information. Trying to write a purchase offer on your own can result in costly mistakes, or the possibility of losing the home altogether. A buyer’s agent understands what needs to be included in an offer; he can write the offer for you, while answering your questions, and making recommendations on what price you should offer, and if you should ask for any concessions.

An offer on a home includes the price that you are willing to pay, as well as any concessions that you may want, such as repairs made by the seller, or closing cost assistance. In a seller’s market it is not uncommon for a home to have multiple offers, so you want to be sure that you go in with an offer that works well for you, but is also attractive to the seller. Your real estate agent may suggest a slightly different strategy if the market favors buyers.

Your offer may be accepted, rejected, or the seller may present you with a counter offer. If you receive a counter offer, there may be room for negotiations. In order for negotiations to work in your favor, you should avoid telling the seller or the seller’s agent anything about your finances, current housing status, or how much you really want to buy the home. Making an offer, and negotiating the sale price of a home can be both exciting and nerve-racking, but it is an important step in the home buying process.
